Because sealcoating is the main deterrent to asphalt breakdown, foregoing these treatments can have drastic effects. The surface will turn gray over time, and cracks will form. Not only are these cracks at risk of water and chemical infiltration, but the asphalt becomes more permeable.

Although sometimes necessary, reactive maintenance is less effective because it’s often rushed and is only a temporary solution for a larger problem. It’s often used in emergencies, causing unexpected delays and more costs in the long term.

Preventative Maintenance

Proactive maintenance is the way to go because it nips problems in the bud before they worsen and require more costly fixes. This type of maintenance maximizes your pavement’s lifespan and helps you stay organized with a detailed report of facility management metrics.

The Process

We follow these six steps for each sealcoating service:

Clean

The sealcoating process begins with a thorough cleaning of the asphalt using power blowers. From there, stiff brooms are used to remove all dust and debris.

Prepare

Next, we prepare the sealant by adding sand based on the manufacturer’s recommendation. This is crucial in order to prevent additional wear and slickness for the coating.

Apply the Sealcoat

We will then apply the first coat of sealant. After the first coat has cured, we will proceed with applying the second coat.

Striping and Marking

Once the sealcoat has dried and set, the Turner team will re-stripe and re-mark the surface according to customer needs and ADA regulations.
